RICS VALUATION EXPERT WITNESS SERVICES — USA and all of The Americas
RICS valuation expert witnesses are professionals who have been trained and certified by the Royal Institution of Chartered Surveyors (RICS), a global organization that sets standards for the real estate and construction industries and possess the requisite expertise to provide expert testimony in international legal proceedings involving real estate and property valuation issues.
The Royal Institution of Chartered Surveyors (RICS), with headquarters in London, England, is the world’s largest accrediting body for professional valuers and promotes and enforces the highest professional qualifications and standards in all disciplines of valuation and in the development and management of land, real estate, construction, infrastructure.
EDS’ RICS Valuation Expert Witnesses, having prevailed at trial and Alternative Dispute Resolution in multiple multi-billion dollar matters, are highly-trained—highly-skilled—highly-credentialed multidisciplinary appraisal review instructors with decades of courtroom experience in International Valuation Standards (IVS) and RICS ‘Red Book’ regulations who master the facts and are able to present clear, objective and compelling findings to judges and juries.
EDS pioneered the Valuation Review profession—the cornerstone of Valuation Expert Witness Testimony—and directed the development, writing, and implementation of the Valuation Review Principals of Valuation and best practices that are taught to and in use today by professional valuers, legal experts, and government agencies throughout-the-world.
EDS holds the only Royal Institution of Chartered Surveyors RICS Valuation Expert Witness Accreditation Service (EWAS) and Appraisal Dispute Resolution Service (DRS) Certifications in the United States and all of the Americas—one of only a handful of such Valuation Expert Witness and Dispute Resolution Certifications in the world.
Our RICS valuation expert witnesses have a thorough understanding of real estate markets, appraisal methods, and the legal process, and are able to provide an unbiased, independent, and objective opinion on the value of real estate assets, including commercial and residential properties, and personal properties such as plant and machinery.
EDS’ RICS valuation expert witnesses are often called upon to provide expert testimony in legal proceedings such as:
- Property disputes (e.g. boundary disputes, rights of way, condemnation, and easements)
- Litigation involving property valuations (e.g. matrimonial disputes and probate valuations)
- Professional negligence claims against surveyors or valuers
- Arbitration or mediation involving real estate or personal property disputes
- Taxation and rating matters
- Compulsory purchase and compensation claims
RICS expert witnesses must comply with the RICS Red Book (International Valuation Standards) that provides the RICS guidance on the professional standards of valuers.
